What should be included in a professional construction estimate?

A comprehensive contractor estimate must include: contractor business details and license number, client contact information, specific project scope and timeline, itemized bill of materials, trade labor breakdown with hourly or unit rates, subcontractor allowances, permits/inspections, markup/overhead percentage, payment milestone schedule, and signed terms of acceptance.

What is a typical contractor profit margin and overhead rate?

Most residential specialty contractors (decking, roofing, framing, carpentry) target an overhead markup of 10% to 15% and a net profit margin of 10% to 20%, resulting in an overall markup on direct costs of 20% to 35% to maintain a sustainable, insured business.

How do you format an estimate to win more homeowner bids?

Homeowners favor transparency and clear timelines. Provide an itemized summary rather than a single lump sum, specify exact brand names (e.g., Trex Enhance, GAF Timberline HDZ), outline warranty terms, and provide a professional digital PDF with clear milestone payment terms (e.g., 30% deposit, 40% framing completion, 30% final punch list).
